The Vineyard Gazette Media Group announced the publication of the 10th annual Martha’s Vineyard Real Estate Yearbook, which provides a comprehensive overview of the past year in property sales on the island.
Published in partnership with the multiple listings service LINK, the magazine provides details on each of the 688 properties that changed hands in 2020, by city and neighborhood. The directory also includes graphs showing five-year sales trends, breakdown of property types, and other valuable resource information for people considering buying or selling on the island.
In a year like no other, the number of island-wide deals increased 36% from the previous year, and the total value of those deals stood at 1.09 billion. dollars, easily beating the previous record of $ 670 million set in 2017. The median selling price of single-family homes rose 31% to $ 1.15 million from the previous year; and land sales have skyrocketed, with the total dollar value increasing 119% from 2019.
Real estate activity was strongest in Edgartown, where 197 single-family homes were sold for a total value of nearly $ 438 million. Oak Bluffs followed with 108 homes sold, worth a total of nearly $ 110 million. Of the 542 residential transactions (single-family and multi-family homes), 56% sold for more than $ 1 million.
